Q:  What can I expect to get for my property in cash?

Q:  So how do you determine the price to offer on my house?
A: Our process is very simple when it comes to dollars and cents. We take pride in being transparent with our offers and our plans for the property throughout the process. When we buy houses in Virginia we look at three things. Number one is location. Where is the property located? Is it on a main road vs a private street? What is the access to the property like? Paved or dirt road, garage or street parking? What is the lot like? What do the neighboring properties look like? Number two is condition and repairs. What is the condition of the roof, major systems and foundation? What is the overall condition of the property? When was the last time the kitchen and baths were updated? Have there been any other updates or additions recently? And lastly values of comparable houses. What are other houses with similar size, bed/bath counts, and condition/location selling for? What are houses of similar size and location selling for at the top end of the market? Taking the many pieces of information into consideration, we come up with a price that works for us and hopefully works for you, too. Q:  Will you be listing my house on the MLS? What do you plan to do with it?
A:  No we will not be listing your house on the MLS. We are professional home buyers: We buy houses in Virginia that meet our purchasing criteria. From there we may repair the house and resell it to another homeowner or keep it as a rental property ourselves. We may also find an end buyer prior to closing and assign the purchase to the end buyer for a fee.

Q:  Are there any fees or commissions to work with you?

Q:  How are you different from a real estate agent?
A: A real estate agent will charge a fee for you to allow them to list your property on the open market and HOPE that someone comes along to buy it. It may take weeks or even months for the agent to show the property to prospective buyers (if there are any) and then take a percentage of the sale price if they find a buyer. The agent’s commission is typically 4 to 6% of the sale price of your house. Meaning if you sell the house for $100,000, you’ll pay between $4,000 to $6,000 in commissions to an agent.

Agents provide a great service for those that can afford to wait weeks or months to sell and who don’t mind showings, open houses and paying the commissions at the end.
